The situation
From April 2026, MTD for Income Tax is mandatory for UK landlords earning over £50,000 in rental income. The threshold drops to £30,000 in April 2027 and £20,000 in April 2028 — bringing the majority of UK landlords into scope within three years. First quarterly deadline: 7 August 2026.
Xero, QuickBooks, Hammock and FreeAgent all submit MTD returns to HMRC. They are full accounting platforms — originally built for small businesses, now adapted for landlords. Every feature you don't need is a feature you have to configure around. For landlords with 2–10 properties who just want to file, they're overkill.
LandlordFile is the opposite: a focused MTD filing tool that assumes you already track rent in a spreadsheet and don't want a new monthly bookkeeping habit. Upload quarterly, review, submit.

Questions
Is this HMRC-approved software?
LandlordFile is built against the official HMRC MTD ITSA APIs. Production access is pending HMRC review, which is required of all MTD software before launch.
Why not just use Xero or Hammock?
If you already use one and it works for you, keep using it. LandlordFile isn't trying to replace a full accounting platform. It's for landlords who don't want one — who keep rent records in a spreadsheet and just need a simple way to file MTD quarterly updates to HMRC. Different product for a different person.
What if I already have an accountant?
LandlordFile is for landlords who file their own returns. If you use an accountant for your rental tax, their software already handles this. You might still find LandlordFile useful if you want to keep your own records alongside your accountant's work.
What about limited company landlords?
MTD for Income Tax doesn't apply to limited companies — those file Corporation Tax through different software. LandlordFile is for individual and sole-trader landlords only.
What about Furnished Holiday Lets (FHL)?
Not supported at launch. FHL support is planned within 60 days of initial launch.
How do I know my data's safe?
Your data is encrypted in transit and at rest. We only hold what is required for your HMRC submissions. We do not sell data, ever.
